A property-damage assessment must distinguish bird-related evidence from age, moisture, storm, construction, maintenance, electrical, roof, facade, drainage, or tenant damage. Photograph and map each condition, identify the qualified discipline needed, preserve samples or records when appropriate, and avoid assigning cause or repair cost beyond the evidence.
