What should be included in a pigeon-control warranty?

A useful warranty identifies the contracting company, exact covered work zones and materials, start and end dates, exclusions, inspection and maintenance duties, response process, remedy, transfer rules, and conditions that can end coverage. A vague 'bird-free guarantee' is not a measurable warranty.

Minimum written terms

Tie warranty coverage to a marked treatment drawing and completion record.

  • species or behavior covered and untreated adjacent areas
  • maintenance, cleaning, storm, roof, solar, alteration, and access exclusions
  • inspection timing, notice method, response window, remedy, costs, and transferability

Test the remedy

Ask what happens if birds use the treated zone: inspection only, repair of failed materials, modification, repeated visits, refund, or something else. Put the remedy and any customer costs in writing.
