Pigeon prevention: a property-evidence guide
A defensible plan maps the actual property, compares method tradeoffs, respects active nests and safety limits, and creates a written completion standard. It does not rely on universal prices or “permanent” promises.
1. Build the evidence map
Landing and roosting surfaces
Measure ledges, parapets, signs, beams, equipment, balcony edges, and nearby untreated surfaces actually used by birds.
Openings and nesting access
Map vents, soffits, eaves, gaps, canopies, courtyards, loading areas, solar-array perimeters, and sheltered cavities.
Food, water, and waste
Record feeding, unsecured waste, standing water, drainage, spills, outdoor dining, and adjacent attractants that the property can control.
Contamination
Document affected area, material, depth, ventilation, occupied space, drainage, equipment, and safe disposal needs. Avoid dry disturbance.
Access and operations
Record working height, roof condition, electrical or solar constraints, pedestrians, vehicles, tenants, food handling, HVAC, and operating hours.
2. Compare method fit and limitations

3. Make the proposal auditable
Require exact surfaces and dimensions, products and attachment, preparation, active-nest handling, access, safety, cleanup, exclusions, permits or credentials claimed, schedule assumptions, payment, change orders, completion photographs, maintenance, and any warranty. Verify the provider's legal identity and external claims at the source.
